Where we build
Our workshop sits in Midland, which puts the scarp, the river corridor and the coast all inside an hour's reach — and means the supervisor is on your site, not on the freeway.
Straight answers
Longer than the brochure says. From first design meeting to keys, allow 14–20 months: roughly 3–5 months for design, engineering and approvals, then 10–14 months of construction depending on size, site and the season you pour the slab. We put dates in the contract and report against them monthly — but we won't quote you a nine-month fantasy to win the job.
Fixed-price for almost everything. Once your drawings, engineering and selections are locked, the contract price is the price; variations only happen in writing, priced before the work is done. Cost-plus (a margin over actual costs) can suit genuinely open-ended heritage or structural-unknown work, and if we recommend it we'll show you exactly why and cap the exposure. If a builder pushes cost-plus on a straightforward new build, ask harder questions.
Our $2,400–$3,400/m² range covers the full build: site works on a standard block, slab, structure, roof, lockup, full internal fit-out to a quality spec, and painting. It excludes demolition, land, unusually reactive soils, steep-site retaining and pools — the things no honest builder can price without seeing your block and your soil test. The site consult is where the number gets real.
You pay in stages that follow the build — the ledger further up this page shows the shape: a deposit at signing (capped at 6.5% on contracts over $500,000 under WA law), then claims at slab, plate height, roof cover, lockup and practical completion. Each claim is invoiced only when the stage is physically complete, and you're welcome to walk the site before paying. Exact percentages are fixed in your contract before you sign.
Yes — it's half our order book. We build to BAL ratings up to BAL-40, engineer for reactive clay and granite, and price retaining and site works as visible line items rather than burying them in "provisional sums" that balloon later. Our Midland base means hills sites get the same supervision frequency as the flats.
Yes, through a written variation: we price the change, you approve it, then it's built. What we don't do is verbal "she'll be right" changes that surface as surprises on the final invoice. The earlier a change lands, the cheaper it is — moving a wall on paper costs nothing; moving it after lockup costs real money, and we'll tell you which is which.
