Truck-mounted steam cleaning · Morley & metro-wide
Steamline runs truck-mounted hot water extraction across Morley and the Perth metro — pre-spray and deodorise included, rooms from $45, and a bond-clean receipt your property manager will actually accept.
The stripes in the plan aren't decoration — they're the wand passes. Plan your rooms on the right and the price card does the maths before you call.
Truck-mounted hot water extraction — pre-spray and deodorise included. An oversized open-plan living area counts as two rooms, and we'll say so on the phone, not at the door.
Services & honest pricing
Every price below is the price we'd say on the phone. The truck-mount heats up and the hoses run in whether we clean one room or four — three rooms is where the maths gets friendly.
from $99 · rooms $45 each
Truck-mounted hot water extraction with pre-spray and deodorise included. One or two rooms clamp up to the $99 minimum — the setup is the same either way.
$135 · 3 × $45
The most-booked job on the run sheet. Three bedrooms, or two beds and the lounge — pure arithmetic, three rooms at the room rate.
from $135 · same meter
Same room rate, plus a receipt written for your property manager. If the agent queries a room within seven days, we re-clean it free.
halls +$25 · stairs $75/flight
The high-traffic lanes that grey out first. Hallways ride along with any room job; stairs are hand-wand work, priced per flight.
$45 each · up to ~2×3 m
Wool, synthetic and flat-weave rugs cleaned on site with the same extraction. Larger rugs quoted at the door — we'll tell you before we start, not after.
+$30 per room affected
Enzyme treatment neutralises the source — a deodoriser just argues with it. If the underlay's gone, we'll say so instead of selling you hope.
from $150 · $50 per seat cushion
Sofas, dining chairs and ottomans, cleaned with the upholstery tool at fabric-safe pressure. Its own job, outside the Room Planner — quoted per piece.
The bond-back promise
“If the agent queries a room within seven days, we re-clean it free. That's what the receipt is for.”
We'll also tell you at the door which stains will lift and which are dyed in — red wine and bleach spots don't negotiate, and pretending otherwise wastes your afternoon and ours.
What the run sheet hears back
“Got the full bond back and the agent asked who did the carpets. The receipt did the arguing for me — I just forwarded it.”
“Our hallway stopped announcing the labrador before the labrador did. The enzyme treatment actually worked where two supermarket sprays hadn't.”
“Monday's walkthrough finally didn't start with the coffee stain. Booked the office annually on the spot.”
Reviews are demonstration copy — this is a fictional business.
Service area
The van starts in Morley every morning, which is why the north-east corridor gets the early slots — but the run sheet covers the whole metro, Joondalup to Rockingham, coast to the hills.
Straight answers
Rooms are $45 each — a room is a room up to about 14 m², and an oversized open-plan living area counts as two. The minimum job is $99, because the truck-mount heats up and the hoses run in whether we clean one room or four. Three rooms ($135) is where the maths gets friendly. Hallways are +$25, stairs $75 a flight, rugs $45 each.
Walk on it in socks in 2–4 hours, put furniture back in 6. We open windows, run air movers where it's slow-drying, and bring blocks and foil for the furniture that stays put.
If it's in the pile, yes — enzyme treatment neutralises the source, where a deodoriser just argues with it. If the urine has reached the underlay, spraying the carpet above is selling you hope, and we'll say so at the door instead. That honesty costs us a few jobs and wins us the suburb.
Plainly: yes. End-of-lease cleans come with a receipt written for your property manager, and if the agent queries a room within seven days, we re-clean it free. That's what the receipt is for.
Beds and wardrobes stay — we work around them, and nobody's bond ever hinged on the carpet under a wardrobe. Small stuff helps: floor lamps, dining chairs, the clothes airer. We bring blocks and foil for anything that goes back on damp carpet.
Hot water extraction — what the trade calls steam cleaning — is what the fibre makers themselves recommend for a deep clean. “Dry” methods have their place for a quick commercial freshen-up, but for a bond clean or a proper reset, hot water extraction is the honest tool.
