When your engineer has drawings, we price them properly — earthworks volumes off the levels, pavement off the pavement design, services off the layout.

One superintendent, our own crews on earthworks and drainage, and a programme you get weekly. Wet weather and rock variations go to you the day they happen, not at claim time.

Practical completion

As-constructed survey, the compaction and CCTV records, and a defects list closed before the maintenance period starts rather than during it.

  • North corridor

    Neerabup, Alkimos, Wanneroo. Greenfield stages and the yard, so plant is on site the morning after mobilisation.

  • North-east

    Ellenbrook and the Swan valley fringe. Sand over clay in most of it, which is the middle ground setting on the estimate.

  • East and south-east

    Wattle Grove, Forrestdale, Byford. Clay and caprock country — assume the rock and clay setting until the geotech says otherwise.

  • South-west

    Baldivis and the Rockingham corridor. Sand, and the cheapest per-lot civils we do.

What developers ask before they ring

How accurate is this at feasibility stage?
It is a per-lot rate off three facts, so treat it as a feasibility line, not a tender price. It is built from what we have actually charged across 1,180 serviced lots, and it is the same arithmetic the estimator quotes on the phone. Once your engineer has drawings we price the real quantities and the number moves — usually because the earthworks volumes or the drainage design are not what the three facts implied.
What is not in the number?
Design and engineering, feature and as-constructed survey, planning and subdivision approvals, geotechnical investigation, retaining walls, landscaping and public open space, fencing, and every authority charge — water and sewer headworks, electricity connection and subsidy, and any local-government development contribution. Those last ones are set by other people, we do not publish a figure for them, and we tell you which apply to your job.
Who does the survey and the design?
Not us, and that is deliberate. You engage a licensed surveyor and a civil engineer, and we build what they draw. We will happily talk to them before the design is finished — a road grade or a drainage layout that suits the plant is cheaper to build, and that conversation is free.
What actually changes when you hit rock?
Sand comes out with a scraper. Caprock and clay need rippers, a rock breaker, and imported fill to replace what will not compact, and the drainage trenches slow to a crawl. On this estimate that is the rock and clay setting, which adds 30% to the per-lot rate. If it turns up mid-job you get the survey, the measured volume and the rate the day the machine finds it — not in the final claim.
Do you do local-government minor works?
Yes — crossovers, drainage upgrades, car parks and footpath renewals. Those are priced against the council’s own schedule of rates, so there is no figure for them on this page: it is your schedule, not ours. Send the works order and we will price it line by line.
How far ahead do we need to book you?
Ring as soon as the civils line exists, even if that is a year out — the call costs nothing and it gets your stage into the programme conversation early.
