In WA, licensed settlement agents handle the conveyancing on the vast majority of property transfers — contract to keys — at a fixed fee. A settlement agent can't give broader legal advice or run a dispute; if your matter turns contested (a caveat fight, an estate challenge), we'll say so early and refer you to a property lawyer rather than bill you for learning.
Ideally before you sign the offer — a $180 pre-signing review catches finance-clause and special-condition problems while they're still free to fix, and it's credited against your settlement fee if we act. Already signed? Engage us the same week: the searches and your duty lodgement run on the contract clock.
We won't pretend to a number: transfer duty is assessed by RevenueWA on your contract — the price, the property type, and any concession you qualify for (first-home buyers often pay far less). We prepare and lodge the assessment, certify it before settlement, and pass it through at cost. You'll see the assessed figure in writing before settlement day.
The usual suspects: finance approval arriving late, a discharge of mortgage the seller's bank hasn't actioned, unpaid rates or water needing adjustment, and identity verification left to the last week. Our job is to see each one coming — we diarise every deadline in the contract the day your file opens and chase the other side before it's urgent.
Yes — WA settlements are lodged electronically through PEXA. Funds move between banks and Landgate registers the transfer on the same day, which is why nobody hands over a cheque anymore. You'll still get keys the moment we confirm settlement — that part hasn't changed.
