    $85/m² plus the $30/m² asbestos line every fibro job carries — the from-price is 80 m² at $115/m² all-in. Licensed crews strip and seal the sheeting by hand before any machine starts.

    Shed & outbuilding demolition

    $2,800 flat to 60 m²

    One flat price for steel sheds and outbuildings up to 60 m² — beyond that, or anything odd, gets eyes on site first and a straight quote.

    Pool fill-ins

    $9,500 flat

    Drain, punch the shell, backfill and compact in lifts, compaction certificate filed. The certificate is what lets anyone ever build on it.

    The paperwork takes weeks; the teardown takes days. Here is the order everything happens in — the same order the planner animates.

    Permits & abolishments

    The demolition permit is lodged under WA’s Building Act 2011. Western Power and ATCO abolish — not just disconnect — power and gas, and both sign off before a tooth touches a tile. Fees passed through at cost.

    3–6 weeks

    Notice & baiting

    Your neighbours get a letterbox note with dates and our number before the fencing goes up. Council-required pest baiting runs ahead of the machines — yes, rats. It is real, and it is on the checklist.

    Week before

    Fence, survey, strip

    Exclusion fencing and signage up, the asbestos survey walked. Licensed removal first, by hand, with air monitoring — and a clearance certificate before anything structural moves.

    1–3 days

    Teardown

    About three days of excavator work on a standard house. Water on the dust the whole time. Roof, frame, walls, slab — in that order, behind the tape.

    Concrete and brick to crushing for road base, steel to scrap, green waste to mulch. Tipping general waste is the dear part, so we sort hard on site.

    Level & certify

    How much does house demolition cost in Perth?

    A brick & tile house runs about $110 per square metre of floor area — a 160 m² home lands near $17,600 before extras. Fibro-era houses price at $85/m² plus the $30/m² asbestos line they always carry. What moves the number: taking the slab and footings out (+$18/m²), green waste ($1,400 flat), access, and anything the survey finds. Sheds are $2,800 flat to 60 m²; pool fill-ins are $9,500 flat.

    What about asbestos?

    Survey first, always. A fibro-era house is treated as asbestos-containing until a clearance certificate says otherwise — licensed removalists strip and seal the sheeting by hand before any machine starts, with air monitoring, and the clearance certificate is filed with the job. Brick homes still hide it in eaves, wet areas and fences — the survey tells us.

    How long does it take?

    The paperwork takes weeks; the teardown takes days. Permits and utility abolishments run 3–6 weeks depending on the council and the networks. Once the fencing goes up, the excavator needs about three days on a standard house.

    Do you handle the permit?

    Yes. The demolition permit is lodged under WA’s Building Act 2011, and we arrange the Western Power and ATCO abolishments — full abolishment, not just disconnection. Permit and abolishment fees are passed through at cost, itemised on the quote.

    What happens to the rubble?

    Concrete and brick go to crushing for road base, steel to scrap, green waste to mulch. Tipping general waste is the dear part, so we sort hard on site — it is why the machine takes the house apart in order instead of just knocking it over.

    Can you save the front trees?

    Tell us which ones at the assessment. Protection zones go into the plan before the fencing does, and “save the jacaranda” is a normal line item, not a special request.
