What we charge, per square metre
Supplied and installed, underlay and trims included, rubbish from our own work taken with us. These are the same rates the estimate below runs on.
Laminate

The cheapest honest floor we will put down. Fine in bedrooms and living areas, not in a laundry.
Engineered oak
from $128/m²
Real oak wear layer on ply, 1.9 m boards, can be sanded back once. The floor people notice.
Subfloor levelling
from $18/m²
Self-levelling compound over a slab that is out. Added to the floor rate, not quoted as a separate visit.
Lift and remove the old floor
from $8/m²
Old carpet, tack strip, underlay and timber up and gone. Tiles and glued vinyl are priced on sight.

Why we print the rate. The trade’s habit is to sell the visit and hold the number back until a salesperson is standing in your lounge. You should be able to work out whether this room is $1,664 or $4,096 before you give anybody your address.

The estimate above uses our real rates. Nine times in ten the measured quote lands within a few per cent of it, because the only thing that moves is the area.
We measure and check the slab
Free, on site, about forty minutes. We take moisture readings, check the slab with a straight edge and measure the gap under every door.
You get a fixed quote in writing
One page, itemised: floor, underlay, trims, prep, removal. Anything we cannot price ourselves is listed separately and named.
Install, usually in a day or two
A living area is a day. A whole house is two to three. Furniture moved by us, off-cuts and packaging taken with us, doors trimmed on the spot.

Nothing appears at the end that was not on the quote. If we get the area wrong at the measure, the price moves with the area and nothing else.

Questions we get every week
Is the rate on this page really the rate?
Yes, for supply and install of the products listed, with underlay and trims. The only figure that moves between this estimate and the written quote is the measured area, and the minimum billed area is 20 m².
Why is there a 20 m² minimum?
A 12 m² bedroom takes the same setup, the same trims, the same doors trimmed and the same day of a carpenter’s time as a 20 m² one. Billing it at 20 is how we keep the per-metre rate honest for everybody else. On hybrid that comes to $1,380.
Do I need the subfloor levelled?
Usually not. We check the slab with a two-metre straight edge at the measure and only add levelling where it is out enough to make the floor click apart later. If you have not had a measure yet, price it both ways in the estimate above and you will know the worst case.
Can you lay over my existing tiles?
Often yes, for hybrid and laminate, if the tiles are sound and the door heights allow it. It saves the removal charge entirely. Engineered oak over tile depends on the height you can give up at the doors.
How long will the job take?
A bedroom is half a day. A living area is a day. A whole house of around 110 m² is two to three days with the same crew, and we do not start a job we cannot finish in one run.
What warranty comes with it?
The manufacturer’s warranty on the product, which varies by range, plus our own workmanship guarantee on the installation for five years. Both are written on the quote before you accept it.
Do you move the furniture?
Yes, everything except pianos, full aquariums and anything a doctor has told you not to lift. Beds get pulled apart and put back together. Wardrobes we empty with you rather than for you.
