Every price is sand back to bare, coats and clean-up, GST included, per square metre of floor. Minimum job 25 m². Confirmed at the site measure — the sample board is the number we hold.
Sand & polish, water-based

Three coats of water-based polyurethane, satin or matt. Low odour, dry to walk on in socks by day three. The everyday choice for family homes.
Two-pack gloss
from $1,150$46/m²
Three coats of two-pack polyurethane. The hardest-wearing floor we do, with the depth agents photograph first. Yellows a touch with age — part of the look.
Hardwax oil finish
from $1,300$52/m²
Two coats of hardwax oil, buffed in. Matte, the grain right there under your hand, and repairable board by board — no full re-sand for one scratch.

A stain coat before the polyurethane — walnut, smoke, driftwood grey, or just deepening the jarrah. Sample boards first, always. Hardwax oils come tinted, so no stain line there.
Board repairs

Damaged, cupped or borer-eaten boards replaced with matched timber — recycled jarrah where we can get it — before the sand, so the repair disappears. More than five, quoted on inspection.

The workshop and sample boards are in Bassendean, so the eastern suburbs get us fastest — Bayswater, Maylands, Guildford, Morley and Midland are ten minutes away with the van loaded. We work the whole metro area, Joondalup to Rockingham, and go up the hill to Kalamunda and Mundaring for the right jarrah.

FAQ
Straight answers on sanding
How long does a whole house take?
Four to five days including cure. Day one is repairs and the coarse sand, day two the fine sand and first coat, then a coat a day. You can walk on it in socks on day three, and furniture goes back on day seven — the finish is dry before then but keeps hardening for a week, and a dragged couch leg on day four leaves a mark.
Water-based, two-pack or oil — which one?
Honest trade-offs. Water-based polyurethane is low-odour, dries fast, and keeps the timber's natural colour — most families pick it. Two-pack is the hardest wearing and gives the deepest gloss, but it smells for a couple of days and yellows a little over the years. Hardwax oil is matte and repairable board by board, so a scratch is a ten-minute fix instead of a re-sand — it needs a re-oil every few years in the busy rooms.
Will you get all the marks out?
Most of them. Carpet-tack lines, grey oxidised timber, old varnish and surface scratches all sand out. Deep gouges, cupping and old pet stains sometimes stay as character — the stain has gone into the timber, not just onto it. We tell you which is which at the site measure, and we'll replace a board if it's beyond it.
How much dust will there be?
Less than you're bracing for. Our sanders run dust extraction and it catches about 95% at the drum. The other 5% is fine — cover the bookshelves, shut the wardrobe doors, and we do a full vacuum and tack-cloth before every coat.
Can you match new boards to my old floor?
Usually. Recycled jarrah matches a 1960s floor far better than new-sawn — the colour is already there. We match width and profile, sand the whole floor together, and the repair disappears under the finish. Newer blackbutt and pine floors we match from current stock.
Do you do new floors, parquetry or stairs?
Yes, quoted on inspection rather than by the square metre — the timber, the substrate and the access change everything. New tongue-and-groove laying, parquetry restoration and staircases all get a proper measure and a written price.
