    What people ask before the survey

    Do I need council approval for a granny flat?

    Yes. An ancillary dwelling needs planning and building approval from your local government. We prepare and lodge both, and the lodgement fees and council fees are in the price — you'll get the ePlanning reference so you can follow it yourself.

    How big can it be?

    Most Perth councils cap an ancillary dwelling at 70 m² under the R-Codes, and many want a minimum lot size behind it. Our biggest flat is the 60 m² 2-bed, which keeps you clear of the cap with room for a veranda. We confirm your council's numbers on the survey.

    How long does it take?

    On site, 12 to 19 weeks after approval depending on size and cladding: a Colorbond studio is about 12 weeks, a rendered 1-bed about 15, a face-brick 2-bed about 19. Council approval time is separate and varies by council — we tell you what yours is running at.

    What isn't included in the price?

    Site works and service runs: the sewer, water and power connections back to the main house, any retaining, and fencing changes. Every block is different, so these are quoted after the site survey rather than guessed from a website. Everything else — design, approvals, slab to handover clean — is in the number.

    Can I rent it out?

    It depends on your council. Some allow an ancillary dwelling to be let to anyone, some restrict it to family, and the rules have been changing. We tell you what yours allows before you commit — it's one of the first things we check.
