What is an anchor point, and who actually needs one?+
An anchor point is a certified fixing on your roof that a person can attach a lanyard or a retractable to, designed and tested to AS/NZS 5532 as a single-point anchor device. You need them the moment somebody has to work where they could fall — cleaning gutters, servicing air-conditioning, installing solar, doing roof plumbing, or just retrieving a ball off a warehouse roof. Under the WHS (General) Regulations 2022 (WA) the duty sits with whoever manages or controls the workplace, which on a strata block is the strata company and on a warehouse is usually the owner. In practice the trigger is a contractor standing in your carpark saying they can't go up.
How often do anchors have to be recertified?+
Anchorages get inspected and recertified annually, and immediately after any fall — an anchor that has arrested a fall is done, it comes out and a new one goes in. Personal equipment (harnesses, lanyards, retractables) is a different clock: AS/NZS 1891.4 puts those on at least a six-monthly inspection by a competent person, and the manufacturer's own service intervals sit on top. We do the anchorages and the system; we don't hire out or service your harnesses. If your register has no date in it, treat the whole roof as due.
Why does a 2 m lanyard need more than eight metres under you?+
Because a roof anchor sits at your feet, not above your head. Stand up: your D-ring is about 1.5 m above the anchor, so before the rope even goes tight you fall that 1.5 m plus the 2.0 m of lanyard — 3.5 m of free fall. Then the energy absorber tears out to slow you, and the standard's design figure for that extension is 1.75 m. Then the harness stretches about 0.4 m, then there's the 1.5 m of you hanging below the D-ring, then a 1.0 m safety margin so your boots don't touch. That's 8.15 m. On a 6 m gutter you are on the ground with 2.15 m of the fall still to go, which is why the drawing above puts the shortfall under the grass. The fix isn't a longer lanyard — it's a leading-edge retractable, or restraint so you never reach the edge at all.
Restraint or fall arrest — what's the difference in plain words?+
Travel restraint is a line set short enough that you physically cannot reach the edge. Nothing arrests, because nothing falls — that's why the drawing shows no stack at all when you pick it, and why it's the answer we push for on any low roof. Fall arrest accepts that you will go over and catches you, which means everything in that stack has to fit between you and the ground. Restraint is safer, cheaper and less gear. The catch is that restraint only works if the work can actually be done without leaning past the line, which on a gutter or a leading edge it usually can't.
What happens if an anchor fails the test?+
It gets tagged out on the spot, entered in the register as failed, and we tell you and whoever manages the building the same day — we don't quietly leave a red tag on a roof nobody visits. Most failures are the fixing rather than the anchor: corroded screws, a purlin that's gone, a base plate on a slab that's spalled, or a tile bracket somebody's stood on. Replacement is $240 each plus $150 attendance, and if we're already up there for the recertification we don't charge the attendance twice. If a whole row fails we'll say plainly whether it's cheaper to replace the points or put a static line in instead.
What don't you do?+
We install, test and tag the system on your roof, and we issue the certificates and the register. We don't write your safe work method statement — that's the contractor's document about the contractor's work, and we'd be marking someone else's homework. We don't hire out harnesses or lanyards, and we don't inspect gear we didn't supply. We don't design your building's fall-protection strategy from a desk; a system designer does that, and on anything complicated we'll tell you to get one. And we don't do rope access or abseil work — different ticket, different insurance, and we'll give you the name of someone who does.
