A mezzanine is two clearances and a beam between them.

Everything a shed owner argues about is vertical. That is your building drawn in section on a fixed 0–9,500 mm axis, one scale in both directions — the slab, the underside of your roof structure, and the deck slotted between them with its beam drawn as a real depth rather than a line. Set the building and the deck; the drawing answers in millimetres — whole millimetres, because two very different buildings both round to “2.1 m” and only one of them fits.

What goes underneath doesn’t change the price of the deck. It changes whether there’s a deck at all.

Span between columns

A wider span means fewer columns in your way and a deeper beam overhead. The beam is inside the rate, so the span moves the drawing, not the price.

Design load

The load we design to is AS/NZS 1170.1’s, and the number that binds is your certifying engineer’s. We do the shop drawings and they sign the design.

Deck surface

Particleboard for offices, structural ply where it gets wet or wheeled on, open grate where you want light and sprinkler flow through the floor.

What we build

Six things, and we do all six ourselves — steel, deck, stair, rail, gate and the paperwork. Floors are the honest starting prices for a complete installed job in a standard Perth tilt-up or portal-frame shed.

Mezzanine floors

Column-and-beam decks from 24 m² up. Columns on pad footings or bolted to the existing slab where the slab will take it, beams to your span, deck to your surface. Installed in one to three days once the steel lands.

AS 1657 stairs

A straight flight or a half-landing return, pitched between 20° and 45° as AS 1657-2018 requires, with handrail both sides and a checker-plate or grate tread. One flight per deck is in the price above.

Pallet gates

A pivot or up-and-over gate so a pallet can go up on the forks without anyone standing at an open edge. If a forklift will ever load your deck, this is not an accessory.

Handrail and kickplate

Guardrail to AS 1657-2018 with the top rail between 900 and 1,100 mm above the deck, a mid rail, and a 100 mm kickplate so nothing rolls off the edge onto the person below.

Engineering and certification

Shop drawings, structural design to AS/NZS 1170.1 and AS 4100, and an independent structural engineer’s certificate for your building permit. Every deck we install gets this — it is not optional and it is not an upsell.

Six questions we get every week

Do I need council approval for a mezzanine?

Almost always, yes. A mezzanine is a floor, so in Western Australia it needs a building permit under the Building Act 2011, applied for through your local government, with a certificate of design compliance from an independent building surveyor. Your landlord will want to see it too, and so will your insurer if anything ever happens. We produce the engineering, the shop drawings and the structural certificate; your surveyor does the rest.

What load should I design to?

Three brackets cover nearly every shed: 3.0 kPa for an office or light storage, 5.0 kPa for general storage, 7.5 kPa for pallets. The load we design to is AS/NZS 1170.1’s, and the number that binds is your certifying engineer’s. We do the shop drawings and they sign the design. If you tell us pallets go up there, we design for pallets — a deck rated for an office with a pallet on it is the failure everybody reads about.

How long does it take?

Site measure inside a week. Engineering and shop drawings take about two weeks, permit turnaround is your local government’s (typically two to four weeks in the metro), and steel is four to six weeks from order. Install is one to three days depending on size, and we can work around your operating hours. Call it eight to ten weeks door to door, and most of that is waiting on paper and steel, not on us.

Can I take it with me when the lease ends?

Yes — that’s the argument for a bolted deck over a slab pour. It comes apart in a day, and the make-good is patching the footings. What doesn’t travel is the certificate: a new building means a new slab, a new roof structure and new engineering, so the deck is re-measured and re-certified before it goes back up. That re-certification is the $2,850 line, and it is not optional.

Will I need a second way down?

Possibly. The NCC treats a mezzanine as a floor, which brings egress with it — above a certain floor area or travel distance you need a second exit, and your building surveyor sets exactly where that line falls for your building, your class and your occupancy. We draw the stair and the deck; your surveyor decides how many stairs the drawing needs. We’d rather raise it in the first phone call than after the steel is cut.

How much room does a forklift really need under there?

More than people expect, because you measure to the underside of the beam, not to the deck. A counterbalance forklift with a lowered mast wants about 3,500 mm; a reach truck in racking wants about 4,200 mm; walking and shelving is happy on 2,400 mm. Add the beam and the deck sheet on top of that and you can lose 650 mm of building before you have gained a square metre. That is what the section above is for.

  • Sprinklers, lighting and where the switchboard is.
