What does the 2.2% commission actually cover?+

Everything a director does: pricing strategy, styling and presentation advice, every home open, every buyer call, negotiation and settlement liaison. The only thing on top is marketing at cost — photography, floor plan, signboard and portal listings, typically $2,800–$5,500 depending on the campaign. You approve the marketing budget line by line before anything is booked.

What's the difference between your appraisal and a sworn valuation?+

Our appraisal is a market opinion: a director walks your home and gives you a written price band built from live comparable sales on your streets. It's free and it's what you need to decide whether to sell. A sworn valuation is a formal legal document from a licensed valuer — banks and the Family Court require them, and they cost roughly $400–$800. If you need one, we'll refer you to an independent valuer rather than pretend we're one.

When is the best time to sell in Perth?+

Honestly: spring gets the most buyers through opens, but it also gets the most competing listings. On this patch, well-presented character homes sell in every month except the fortnight around Christmas. The better question is your street's current stock — if nothing comparable is listed, a February or June campaign can outperform a crowded October. We'll show you what's on the market now before recommending a date.

How long will my home take to sell?+

We'll show you the current days-on-market for your suburb and property type — not a brochure number. How do I switch property managers to you?+

You sign one authority with us and we handle the rest: the notice letter to your current agent under your management agreement's notice period, collection of keys, files, bond records and condition reports, and a letter to your tenant introducing their new manager. Most handovers complete inside 30 days and your tenant never misses a rent day.

Private treaty or auction in WA?+

Perth is a private-treaty market — unlike Melbourne or Sydney, auctions are a small minority of sales here and buyers on this patch expect a listed price or price guide. We recommend private treaty with a tight pricing strategy for almost every home we list, and we'll say so plainly if we think your property is the rare auction candidate (usually development sites or genuinely unrepeatable homes).
