An honest ballpark before anyone climbs a ladder

Pick your roof, pick the job, slide to your roof size. The house draws your roof, the markers show where that job lives, and the number is the same maths we'd bring to your driveway.

Ballparks are honest, not binding — the free 20-point inspection confirms the number, with photos of everything we've counted. Terracotta owners: your tiles keep their own colour. Anyone quoting to paint them is quoting the wrong roof.

What we do, and what it starts at

Perth-market pricing, stated before we've met you. Every job is confirmed with the free inspection — and every quote comes with the photos.

    Roof restoration

Pressure clean, rebed where needed, repoint, recoat on concrete tile. Terracotta gets clean + repoint only — no coating, it keeps its own colour. Colorbond: clean, screws, seal, repaint.

    from $35/m² concrete · $30/m² terracotta · $28/m² Colorbond

    Leak & tile repairs

Callout, first hour on the roof, and a written report with photos of the fault. Slipped or cracked tiles, flashing, valley rust — found and fixed, or quoted plainly if it's bigger.

from $330 callout + first hour + photo report

    Ridge repoint & rebed

Flexible pointing over sound bedding, full rebed where it's gone. If the bedding moves when we push it, it's a rebed — we'll show you the video.

    repoint from $12/lm · rebed & repoint from $28/lm

    Gutters & downpipes

Colorbond gutters and downpipes supplied and fitted, falls checked, rubbish carted. Rust doesn't negotiate — it just waits for June.

    supplied + fitted from $45/lm

    Whirlybirds & vents

Roof ventilation fitted into tile or Colorbond, sealed properly. A cooler roof space is cheaper than another split system.

    $220 each, fitted

Roofs we've talked people out of replacing

    ★★★★★
“The ceiling stain had been growing for a month and I was bracing for the worst. Two slipped tiles and a valley clean — fixed the same visit, photos of everything. The report even showed us what didn't need doing.”
    Karen & Pete M. · Yokine — leak & tile repairs
    ★★★★★
“Selling in spring, roof was the ugliest thing on the building inspection checklist. Ridgecap restored it in three days between fronts. The buyer's inspection came back clean and the agent asked who did it.”
    Sandra L. · Dianella — pre-sale restoration
    ★★★★★
“Another mob quoted $24,000 for a full reroof. Ridgecap walked it, showed me the photos, and said the tiles had 20 years left in them. Restoration came in at $7,000. Same roof, straighter ridge, $17,000 still in the bank.”
Geoff T. · Balcatta — restoration instead of reroof

The questions every roof owner asks

Restoration or reroof — how do I know which I need?

Push on the tiles. If they're sound — not brittle, not fretting — a restoration brings the roof back for a fraction of a reroof: a typical 190 m² concrete-tile restoration is about $6,650 with us, where a full reroof on the same house routinely runs north of $20,000. When tiles are brittle or delaminating, restoration is money wasted and we'll tell you so at the inspection — with the photos that prove it either way.

How long does a restoration take?

Two to four days on most houses: clean day, rebed/repoint day, coating days on concrete. Winter honesty — coatings need dry tiles, so a June job can stretch around the fronts. We schedule against the forecast and tell you when we're pausing, not after.

    Do you paint terracotta tiles?

No — and be wary of anyone who says yes. Terracotta's colour is fired into the tile; coatings don't key into the glaze and peel within a few years. Terracotta gets a proper clean and fresh ridge pointing at $30/m², and keeps the colour it was born with.

    What about my solar panels?

Panels come off and go back on around the work — we coordinate the lift and relay with a CEC-accredited installer rather than pretending electrical work is roofing. It's scheduled so your roof is never left open, and the cost is itemised on the quote, not hidden in it.

Is my leak covered by insurance?

Maybe — insurers cover storm events, not gradual wear, and the difference is exactly what the assessor looks for. If a front has just gone through and it's urgent, make it safe and call the SES on 132 500 first. Then we photograph the damage, quote it straight, and deal with your assessor directly. We don't inflate storm quotes; it's your premium.

How soon can you look at it?

Active leaks jump the queue — in storm season we run make-safe visits, usually within 24–48 hours. Standard inspections book two to five business days out, mornings mostly, and you'll get a window rather than a shrug. The report with photos lands the same day we walk the roof.

    Free 20-point inspection

Book the inspection. Keep the photos either way.

No pressure, no doorknock energy. We walk the roof, photograph 20 points, and hand you the report — the quote stands for 90 days, and the photos are yours even if you never call back.

    • 1We call you back to lock in a morning that suits.
    • 2We walk the roof — 20 points, photographed.
    • 3Same day: your report, your photos, your number in writing.
