Workshops & garages
from $14,0406 × 9 m at $260/m², 2.4 m eave — the two-car-plus-bench footprint. A garage is a workshop you park in; the price difference is doors, not walls.
Open-bay farm sheds
from $10,8006 × 9 m at $200/m² — three sides clad, open front, standard 3.0 m eave. Machinery height, one honest rate.
Eave-height upgrades
from +$20/m²3.0 m adds $20/m², 3.6 m adds $40/m². Height is steel and wind load, priced per square metre — every column and every sheet gets longer.
Roller doors
from $1,150Installed — tracks, drum and all. Motorised is +$450 a door, priced when you ask for it, never sneaked into the total.
Concrete slabs
from $95/m²Priced with the shed because the footings and the pour share the one setup. A slab poured later costs more — and we'll say so up front.
Permits & engineering
included in every buildThe paperwork is part of the shed — a shed without a permit is a problem with a roof. Drawn, lodged and tracked with your shire by us.

Questions we actually get asked
How much does a shed cost?
Workshops and garages run $260/m² of floor at a 2.4 m eave; open-bay farm sheds run $200/m² — supplied and built, footings included, to lock-up. Height, roller doors and the slab move it from there: our 9 × 12 m workshop example at a 3.0 m eave with one door lands at $31,390. The designer at the top of this page does the same arithmetic your written quote does.
Do I need council approval?
Yes — in WA a shed this size needs a building permit through your local council or shire. We do the site-specific engineering, draw it and lodge it as part of every build; allow 2–4 weeks before steel arrives. The rules differ by shire and zoning, and we'll tell you yours before you sign anything.
How long does it take?
Engineering and drawings about a week, permit approval 2–4 weeks depending on your shire, then slab and build 1–2 weeks on site. The concrete cure and the forecast get a vote — we schedule around both rather than pretending they don't.
Can I pour my own slab?
Yes — to our engineering drawings, and the footings are still ours. The frame's hold-down bolts live in that concrete, so the drawings aren't a suggestion. Plenty of owner-builders take this route and it works well when the drawings are followed to the millimetre.
What about cyclone and wind ratings?
Every quote is engineered to your block's wind region and terrain category — coastal blocks and open rural sites rate differently from a suburban cul-de-sac, and the frame, footings and fixings all change with the rating. A shed engineered for the wrong wind region is the cheapest quote and the dearest mistake.
Can it match my house colours?
Yes — sheets, trim, gutters and roller doors all come in the standard Colorbond range, so the shed can match the house or disappear against the trees, whichever you're after. Colour choice doesn't change the price.
