It's m² maths, and we publish ours: retail $450–$1,500/m², café & hospitality $700–$2,400/m², office & consult $500–$1,650/m² depending on spec — with a minimum job of $18,000 (a 40 m² retail refresh; the smallest honest build). What moves the rate: kitchens and mechanical exhaust, services reroutes, ceiling work, and how much of the landlord's shell you're keeping. The scoper above runs the same arithmetic we quote with.
On site: a refresh runs 2–3 weeks, mid-spec 6–8 weeks, full custom 10–14 weeks. The program is trades in sequence, not effort — a week saved in joinery is lost at the certifier if the order's wrong. Add lead time before site for drawings, landlord approval and joinery fabrication; we give you the whole calendar at the walk-through, not just the site weeks.
Yes — plainly, yes. Nearly every commercial lease requires the lessor's written fitout approval before work starts, and centres also want contractor inductions and insurance certificates. We prepare the drawing pack the building manager actually wants to see and handle the back-and-forth — it's the "fitout drawings & approvals" line, from $2,800.
Yes — nights, weekends and staged handovers so you keep trading. Honest answer: after-hours work and staging cost more (loading on the trades, extra mobilisations) and we'll price them straight rather than bury them. Sometimes the cheaper program is a short, full closure — we'll show you both numbers.
