Where we manage
Most of our schemes sit between Hillarys and Alkimos along the Mitchell Freeway — close enough that a site visit is a twenty-minute drive, not a calendar negotiation. We also manage schemes across the metro where a council wants the same service.
Straight answers
The council of owners resolves to change; the notice period is whatever your current management agreement says (commonly one to three months). We serve the notice, request the records and trust funds, and book the first council meeting before the handover date so nothing sits in limbo.
The strata company does — in a licensed trust account operated by us and audited annually. Owners' funds are never mixed with our operating funds, and every council member can see the balance in the portal.
A forward plan of major common-property works — roofs, painting, lifts, pool plant — with the reserve fund contributions to pay for them. Under the WA Act it's required for schemes of ten lots or more; for smaller schemes it's optional and, honestly, still the best way to avoid special levies.
By the owners. We prepare an administrative and reserve budget from the actual costs and the plan; the AGM adopts or amends it; levies follow from the budget and each lot's unit entitlement. We don't set levies — we make sure the budget is honest.
