Straight answers
You can’t tell from the fence — fences in Perth are routinely 100–400 mm off the true line, and sometimes worse. The boundary is defined by the survey marks and measurements held in Landgate’s records, and only a licensed surveyor can re-establish it on the ground. A re-peg puts marked pegs on your true corners and gives you a sketch showing how the fence sits against the line.
A re-peg re-establishes and marks your corners — pegs in the ground, sketch to follow. A boundary identification survey goes further: a signed plan showing improvements (fences, walls, eaves) relative to the boundary, suitable for disputes, settlements and building near the line. If you’re fencing, a re-peg usually does it; if lawyers are involved, you want the identification survey. We’ll tell you which one you actually need on the phone.
Honestly: 3–6 months for WAPC approval is normal, and nothing we or anyone else does makes that part faster. Our survey work sits either side of it — application drawings up front, then the final survey, plan and Landgate lodgement once conditions are cleared. New titles typically issue a few weeks after the plan is in order. We give you the full timeline in writing before you commit.
Four things, mostly: the quality and age of the survey records for your area (older subdivisions take more re-establishment work), lot size and number of corners, terrain and access (heavy vegetation or a battleaxe leg adds field time), and what has to be lodged. That’s why the estimator above shows a range — after a records search we turn it into one fixed number.
You can — people do — and it’s the most expensive shortcut in the suburbs. If the fence is inside your neighbour’s lot, part of the new wall may be too, and moving concrete is a different budget to moving a peg. A $650 re-peg before you build is the cheap insurance; a re-peg after the slab is a story we’d rather not be part of.
